  1. Loss of Single Family Residency Zoning within Oyster Bay Cove

  2. Unprecendented Traffic

  3. In accordance to NYS Residential Rentals, we can not be assured that more than 30 Cold Spring Harbor LAb employees will be housed on the 57 Sandy Hill property

  4. Becoming a burden to resources and schools within Oyster Bay Cove

  5. Loss of Property Value

Safety Issues

  1. Not maintain the exclusivity of the Standard of Living

Character of our Community

  1. Single Family zoning will no longer be consistent throughout Oyster Bay Cove

  2. Oyster Bay Cove could undergo the same changes seen in Cold Spring Harbor as an extension of the CSHL Corporate Campus

  3. These changes will not be isolated to just OBC, but will spill over to other pristine areas of the North Shore
